The bulk of Virginia's tax incentives come in the form of a cash grant of $22,000 for each job added over the next 12 years, as long as the average annual wage of those jobs is at least $150,000 - a total of $550 million if Amazon adds the 25,000 jobs it says it will, and up to $750 million it if adds more jobs on top of that.

Aaron Terrazas, a senior economist at Zillow, said he thinks metro NY and Washington will avoid the same predicament.

In exchange for what Amazon is bringing to Queens, the company will receive $1.525 billion in incentives - about $48,000 for each job.

Amazon could receive more than $2 billion in tax incentives in NY and Virginia, the company said in its HQ2 announcement. As Gianaris lambasted his colleagues for granting subsidies to Amazon, a truck drove by honking and extolling the virtues of the company's popular Prime membership.

- More than 25,000 full-time jobs.

"There will be opportunities for thousands of people to live there, and thousands of people to work there", O'Brien said.

The agreement with Arlington County also pledges assistance in securing the necessary approval for a helipad on Amazon's new campus.

"We wouldn't give it to them". "It's way below our megadeal threshold".

The funds, which have to be appropriated by the Virginia General Assembly, are created to decrease slightly in value if more than 10% of the new hires are focused on federal government contracts. The company is also pursuing a $10 billion Defense Department cloud-computing contract, for which it is seen as the front-runner.

Nonetheless, the extra space will help the rapidly growing company. "One of the things that makes housing so expensive here is that we have areas that are not zoned for higher levels of density". In the press release, Bezos said Amazon was "excited" about the new headquarters, seeing as "these two locations will allow [Amazon] to attract a world-class talent pool".

Multiple analysts, however, suggest the influx of workers and their families would raise housing prices in the already tight market. Amazon said the finalist city will be home to a new Amazon office that will create 5,000 jobs, focused on customer delivery and supply chain.

Losers on the firm's 20-city short list included Newark in New Jersey, Columbus in OH and Miami in Florida.

- Amazon's HQ2 announcement on Tuesday has brought on the quite the buzz for the DC-metro area.

Already, a NY state legislator has signaled he plans to introduce a bill to block the deal by phasing out the economic incentive statutes upon which the agreement is based.

The company had more than 230 bids from U.S. cities before whittling the number down to 20 early this year. "That is the highest rate of return for an incentive program that the state has ever offered", Cuomo said.

The Long Island City space will span four million square feet, with an option to expand to eight million square feet if necessary, and is expected to generate over $10 billion United States dollars (roughly $13.24 billion CAD) in tax revenue over the next 20 years.

"Say no to the richest company in the world robbing over $1 billion from state funding for our schools, transit and housing", the ad for the protest reads.

But Crystal City isn't actually going away.

Yet the true figure for New York's subsidies is likely closer to $2.8 billion. Jimmy Van Bramer, the councilman representing the neighborhood, said he wasn't consulted or even advised that the deal had been made.

The contest drew 238 bids, as local officials leapt at the chance to land a potentially transformative investment. Amazon has declined to comment.

In each case, the deal is largely the same - Amazon has reached performance-based direct incentive agreements with each city.

In New York, Washington, D.C. and Nashville, it's likely Amazon is gaining access to a highly-educated, tech-savvy, young workforce. Virginia's is the 26th, just above the $750 million deal Solar City secured to build a factory in Buffalo in 2014.
